When dreaming of your perfect home, it’s easy to envision luxurious finishes, sprawling floor plans, and Instagram-worthy decor. But the reality of building often comes with a surprise: the most crucial investments are often invisible.
This weeks post will challenge common misconceptions about building costs and reveal why the unseen elements of your home deserve the lion’s share of your budget.
The True Cost of Quality: Investing in What You Can't See
Ok, to start off this post i think it’s time for a reality-check: the majority of your building budget should go towards elements you’ll rarely (if ever) see … or touch.
While it might seem counterintuitive for first time home-builders, these hidden investments form the backbone of a truly quality home. They translate to improved living conditions, superior building integrity, and significantly reduced maintenance headaches down the road.
Cheap Homes in Costa Rica
As an architect & homeowner with building experience from Europe and Costa Rica i know first hand that building in Costa Rica comes with its own set of challenges and misconceptions. There’s a pervasive myth that construction here can be done on the cheap.
And while its often cheaper to build than in the US or in Europe, cutting corners in Costa Rica can easily lead to disastrous results: stifling hot interiors, persistent dampness, and the dreaded mold infestations that can make your dream home uninhabitable.
Sometimes I conduct consultations with clients who want us to review their already finished plans, and what I see is often shocking. Many owners will face serious challenges once the building is finished or perhaps already during construction. However by then it will be too late.
Today i want to go over a few key areas of investment for a building in Costa Rica. Things that are often not appreciated by clients, but crucial for their comfort, when using the building.
Key Areas of Investment
1 - Waterproofing of Foundations
The most overlooked and disregarded measure for a long lasting building is the way foundations are built and waterproofed. The foundation literally supports your entire home and is the one part that has permanent contact with the wet soil.
Investing in waterproofing for foundations might not be glamorous, but it’s absolutely essential. This investment safeguards against water damage, moisture within the walls, moist smell and potentially structural issues that could cost a fortune to rectify later.
In Costa Rica we see correct waterproofing of foundations maybe in 1 out of 30 constructions. If you don’t waterproof correctly, you’ll face creeping moisture up your walls, leading to paint chipping initially and eventually mortar deterioration. Ones this effects set in, it will obviously to late to fix them.
While waterproofing foundations is a standard procedure in the US and Europe, it’s a different story here in Costa Rica. I constantly have to oversee our contractors to ensure our waterproofing details are implemented correctly on-site although these details are extensively covered in our plans.
If you’re working with local architects and contractors, carefully building method & examine their proposed solutions. From my experience, they often have a different relationship with mold and humidity, and don’t take these issues as seriously as they should.
2 - Wall Insulation
Depending on where you’re building, the terrain, humidity levels, building techniques, material choices, type of space, quality of construction, and budget, we propose different types of insulation measures for our buildings. If you don’t insulate your building, you’ll likely end up with a hot and damp space, unbearable to live in.
If your building is built in concrete you might have enough building mass that stores and releases heat in a comfortable way. If you are planning to build in lightweight be aware that this might result into a terrible room climate.
Either way, although depending on budget, I would always recommend a additional way of offsetting direct sun exposure, with a back-ventilated facade or additional insulation – always depending on the type of walls that are present.
Once a building is constructed, you can’t easily add insulation without tearing out the walls – It’s better to ensure you’ve got your defenses covered against the sun, already during the planning process.
In addition to heat, noise is another factor that can be improved with insulation. It’s about how the walls are insulated against both heat and sound. Opening and closing a door, or knocking against a wall and the type of sound it gives you – can give you a indication of whether a building is built cheaply or well-constructed.
Consequently, it feels like a quality building or a structure hastily put together in the middle of the jungle.
3 - Quality Roof System
Choosing the right roof for your home is crucial. Your roof serves as the primary defense against the elements, impacting room climate, noise levels during rain, water intrusion, and maintenance requirements. The selection process should consider various factors, including design, location, visibility, and surrounding environment.
There are several types of roofing options available, each with its own advantages:
1. Basic Zinc Roof: A common choice, and cost-effective, but often inadequate on its own. Associated to a lot of leakages.
2. Standing Seam Roof: Offers better durability and a sleek appearance at a higher cost. Less leakage prone if installed correctly.
3. Sandwich Zinc Panel: Easy and quick to install. Higher cost but also offers a lot of advantages in terms of installation time, insulation and leakage prevention.
4. Green Roof: Provides excellent insulation and environmental benefits. Expensive and if not executed correctly very problematic.
5. Shingle Roof: Traditional and versatile, suitable for many architectural styles. Easy to install and pretty safe if installed correctly.
6. TPO Roof: Durable and energy-efficient, often used in commercial buildings or in very modern flat roof types of buildings.
Many future homeowners are initially recommended a basic zinc sheet with a thin silver foil layer underneath. However, this setup typically results in poor performance. For zinc roofs, consider a “sandwich” construction with two zinc layers and an insulating foam core between them. This design significantly improves energy efficiency and comfort, though it can cost up to three times more than a basic zinc sheet.
The choice of roofing material should also take into account the specific conditions of your property. For instance, if your roof is highly visible, you might prioritize aesthetics more heavily. In areas with many trees, consider materials that are resistant to leaf accumulation and easy to clean.
Green roofs represent an innovative option, offering stunning visuals and superior indoor climate control. However, they come with their own challenges and higher costs. A properly installed green roof system, including membrane, substrate, and installation, can cost around 120 USD/sqm, not including the necessary additional structural support.
While more expensive options like insulated zinc roofs or green roofs might seem costly upfront, they often prove to be wise investments in the long run. These choices can lead to significant energy savings and increased comfort, ultimately benefiting both your wallet and your quality of life. The key is to carefully consider all factors and choose a roofing solution that best fits your specific needs and circumstances.
4 - Mechanical Systems
The last one on our list is about the vessels that help us bring the building shell to live. Never underestimate the importance of high-quality plumbing, electrical, and HVAC systems. These hidden networks are vital to your home’s functionality.
The most common type of mechanical system in Costa Rica utilizes simple PVC tubing for plumbing. However, there’s a more advanced alternative called PEX (cross-linked polyethylene) that’s gaining popularity. PEX offers several advantages over traditional PVC, including greater flexibility, improved durability, and resistance.
While PEX systems may have a higher initial cost, they often prove more cost-effective in the long run due to their longevity and reduced maintenance needs. When planning your home’s plumbing, it’s worth discussing both PVC and PEX options with your contractor to determine which system best suits your needs and budget.
In general, PEX is an elegant system to install and maintain in a home. We’ve encountered countless issues with normal PVC tubing in AirBnBs we rent and some of our own projects.
It’s frustrating to deal with the extensive work required to fix a leak—tearing down tiles, cutting open walls, and searching for the source – including the aftermath of damaged wet walls and soaked up furniture. PEX tubing can largely prevent these headaches.
The Hidden Benefits of Investing Wisely
While the initial costs may seem daunting, the long-term benefits of these “invisible” investments are substantial:
- Drastically reduced maintenance costs over your home’s lifetime
- Significantly improved comfort and quality of daily life
- Potential for increased property value due to superior construction
Conclusion
Building a home transcends mere aesthetics. By prioritizing these crucial yet often overlooked elements, you’re establishing the foundation for a home that’s not only beautiful but built to last.
Remember, it’s far easier and more cost-effective to invest in quality from the outset than to attempt major repairs down the line.
